FAQ

  • Has construction started yet?
    Yes. Construction of The View Resort commenced in 2021 and will be completed in 2026, with Phase 1 to be completed by Q3 2025. Construction of the marina commenced in 2023 and will also be completed by 2026.
  • When will construction be completed?
    The View Resort will consist of 8 buildings, which we are currently building in two phases. Phase 1 (which consists of the first 5 buildings) will be completed by mid 2025. Phase 2 (which consists of the last 3 buildings) will be completed by mid 2026. Construction of the marina, which commenced in 2023, will also be completed by 2026.
  • What types of properties are available in this project?
    We have two different types of standard apartments at The View: - 2 bed/2½ bath oceanview apartments (180 m² / 1,930 sq. ft) - 3 bed/3½ bath oceanview apartments (242 m² / 2,600 sq. ft) In addition, we have a limited number of full-storey penthouses with up to 5 bedrooms and 5.5 bathrooms ranging from 400 m² (4,300 sq. ft) to 500 m² (5,400 sq. ft).
  • Where is the project located?
    One of the View Resort & Marina's most unique advantages is its fantastic location. The project is located at an A+ oceanfront location only 5 minutes' drive from the UNESCO heritage listed city centre of Willemstad (Otrobanda/Punda/Pietermaai). Popular beaches Blue Bay and Mambo Beach are only 10 minutes away, as is the Blue Bay golf course. Pirate Bay beach, famous fish restaurant De Visserij and Parasasa beach are all just a stone's throw away, and are even within walking or cycling distance. Residents have their pick of two large supermarkets, including the island's biggest shopping mall Sambil only 5 minutes away. A number of schools and the local University of Curaçao campus are also just around the corner.
  • Can I finance my purchase of an apartment at The View?
    Yes. Buyers are typically able to finance up to 70% of the purchase price using a mortgage loan with a local bank or lender, even if the buyer is a non-resident. A number of local banks and lenders (including Banco di Caribe, MCB, Guardian, Vidanova and Orco Bank) have already provided buyers with mortgage finance for their purchase of apartments at The View and are therefore already familiar with the project.   • What are the pre-sale payment terms for apartments at The View?
    In line with the requirements of the Curaçao Civil Code, our payment terms are based on the achievement of construction milestones. When you purchase an apartment at The View, the following payment terms apply: - 10% deposit on signing contract of sale - 20% instalment when the foundations of your building are poured - 20% on transfer of title (by deed of transfer executed before a civil law notary) - 20% when your apartment is wind and watertight following the installation of all windows and doors - 20% when we have completed the internal finishings of your apartment (tiling and paintwork) - 10% on completion of the apartment and final inspection
  • How high will the monthly service fees be for The View HOA?
    We estimate that the monthly homeowners' association (HOA) contribution will be in the range of USD 300 - 400 per apartment per month, depending on the precise amenities included in the HOA’s services. These contributions will in any case cover the cost of a professional HOA administrator, 24/7 resort security, a high-speed internet connection for each apartment, fire and natural catastrophe insurance, elevator and pool maintenance, minor general maintenance and cleaning of common areas, gardening, water and the electricity consumption for the common areas and facilities.
  • Who is the notary for the transfer of title?
    Under the terms of our leasehold deed with the Government of Curaçao, we have appointed a dedicated project notary for The View Resort & Marina: Ms Chatlein of Notariskantoor Chatlein. Title to the apartments will be transferred to buyers by execution of a notarial deed of transfer before either Ms Chatlein or the project’s secondary notary Mr André Gosselaar of STAAT notariaat.
  • What are the transaction/transfer costs?
    The transfer costs are for the account of the buyer and consist of the notary fee, accompanying costs for registration of title and land transfer tax (stamp duty), which come to approximately 5% of the purchase price. The notary will provide a detailed calculation of the transfer costs ahead of closing.
  • Is The View built on freehold or leasehold land?
    The resort is built on leasehold land (erfpacht) that belongs to the government of Curaçao. When a buyer purchases an apartment, they acquire, in addition to title to the apartment itself, a pro rated ownership interest in the underlying leasehold title to the land. The annual leasehold fee is $2.70/m² for the resort's common grounds (payable by the homeowners association to the government of Curaçao) and $5.40/m² for the footprint of each apartment (payable by each individual homeowner to the government of Curaçao). The current leasehold title will be renewed on 27 February 2052, meaning that the current leasehold fee is set until that date.
  • Can I customise my apartment or make changes after purchase?
    Yes, you can customise your apartment or make changes after purchase, subject to the limitations in the HOA bylaws. Interior modifications such as painting, changing flooring, and updating fixtures such as kitchens or bathrooms do not require HOA approval, however, structural changes, alterations to load-bearing walls, and changes to the exterior of the building can only be made if approved by the HOA.
  • What furnishings are included in the purchase price?
    All apartments are delivered turn-key, and include a fully equipped kitchen with ample cabinets, natural stone counters and built-in appliances (oven, microwave, dishwasher, fridge, freezer and wine cooler). All bathrooms are also fully fitted out with inbuilt furnishings. The same applies to the master bedroom's walk-in closet. Buyers can also opt to purchase an additional furniture package from one of our preferred furniture suppliers: Mandysigns and Vervoort Caribbean.
  • Can I rent out my apartment at The View?
    Apartment owners will be free to reside in their apartments themselves or to rent the apartments out on a long-term or shortstay/vacation rental basis. Owners who choose to rent out their apartment on a long-term basis will not be subjected to any restrictions and will be free to manage their rental themselves or to engage an external rental agent or property manager (however we anticipate that such a service may also be provided on-site). Shortstay/vacation rentals will also be permitted, however owners will be required to engage the resort's nominated vacation rental management company for the property management. The nominated party will be given a contract for a period of 1-2 years. After this, it will be up to the HOA to decide whether to (i) renew the contract, (ii) engage another party or (iii) abandon this system altogether
  • Can I use my apartment at The View as my principal residence?
    Yes. Apartment owners will be free to reside in their apartments themselves or to rent the apartments out on a long-term or shortstay/vacation rental basis. Based on the intentions expressed by our buyers so far, we expect that at least 1/3 of the apartments will be occupied by their owners on a fulltime basis.
  • Does The View allow shortstay/vacation rentals and AirBnB?
    Yes. Apartment owners are free to rent the apartments out on a long-term or shortstay/vacation rental basis. Owners who choose to rent out their apartment on a long-term basis will not be subjected to any restrictions and will be free to manage their rental themselves or to engage an external rental agent or property manager (however we anticipate that such a service may also be provided on-site). Shortstay/vacation rentals will also be permitted, however owners will be required to engage the resort's nominated vacation rental management company for the property management. The nominated party will be given a contract for a period of 1-2 years. After this, it will be up to the HOA to decide whether to (i) renew the contract, (ii) engage another party or (iii) abandon this system altogether
  • Has the project been approved by the relevant authorities?
    The construction permits for The View have been irrevocably granted and can no longer be challenged or withdrawn. The local government has been very supportive of our project.
  • Has an environmental impact study been carried out?
    Yes. As part of the planning and approval process, detailed studies were carried out by the environmental consultancy firm Ecovision. In its report, Ecovision relevantly concluded that the positioning of the buildings was such as to minimise the impact on the surrounding mangrove environment. We are also proud to be contributing to the conservation of the adjacent mangrove forest and to reforestation efforts elsewhere on the island.
  • Are pets allowed at The View?
    Yes. The View is a pet friendly resort, however to make sure that is a safe and enjoyable space for all owners and residents, certain rules apply. - Dogs need to be kept on a leash at all times when outside your apartment - Pets must not unreasonably impact other residents' enjoyment of their apartments. Animals which cause a nuisance (e.g. through excessive barking) are not welcome.
